Buying a home is one of the biggest long term investments you will make in your life. It requires careful consideration. You will experience many different levels of emotions as you go through the process of buying your first home. Owning a home is rewarding and it’s one of the greatest levels of achievement and happiness that one will reach.

The FIRST most important step is to FIND THE RIGHT REAL ESTATE PROFESSIONAL

This may sound like an easy task but you really have to do your own research. The wrong real estate professional can ruin your home buying experience and can destroy your dream of owning a home. This is a crucial step that gets overlooked often. Your agent should be someone who is trustworthy, honest, patient, knowledgeable and exhibit excellent communication skills.

It will be worth your time to interview different real estate professionals. Google their names, check out all their social media pages, read client reviews and browse their website. Ask for referrals from family and friends. Make sure the real estate agent specializes in the home you desire and has experience working in your market.   There has to be a personality match between you and your real estate agent. You will spend a lot of time with your agent and you want to be certain they are likable and that you can get along with them when things are good and when things get complicated.

The process of owning a home is not always a walk in the park and you want to be confident that you are hiring the right real estate agent who can help you navigate through the ups and down of searching for your home. All real estate agents are not equal. knowing as much information as possible about your real estate agent of choice will make the home buying process go smooth.

The SECOND most important step is to get PRE-APPROVED

This requires you to work with a mortgage lender. You do not EVER want to start shopping for homes or visiting communities and falling in love with any community without first knowing how much you can afford. The pre-approval process is not difficult. Don’t be afraid of this process and don’t skip it. The mortgage loan officer will run your credit and verify your employment and provide you a maximum home loan amount. Getting pre -approved is imperative. You need to know how much home you can truly afford. A mortgage loan officer will guide you through the steps of getting Pre-Approved so you can start shopping for your dream home with your real estate agent.

Lastly, DO YOUR HOME RESEARCH

Don’t rely solely on your real estate agent to locate your dream home for you. Visit desired communities during the day and night,  attend open houses which are usually held on Saturdays and Sundays, interview people who live in the community, research community leaders, check out restaurants, shopping and other big chain establishments in the community, read reviews on line about the community and check for any local news about the community.  Learn as much information about the community as you can as this is a place you will live for years and will possibly raise a family.

Be specific and realistic on your home expectations and be conscious of your budget at all times. Make a priority list and divide your list into must have and wants. You may not find a home that has everything you are looking for but it will be easier for you and your agent to find you a home with the things that are most important to you. Be sure you are familiar with different home styles and decide if pre-owned or new construction is best for you.

REMEMBER, you are ALWAYS in control and not your real estate agent.  Knowing exactly what you want puts you ahead of the game and you want have to depend solely on your real estate agent.
